Factors That Impact The Cost
Of Your
Pitch:
(steepness of your roof) generally, the steeper
angle of the roof, the more difficult.
Number
of Stories:
the higher the roof, the more complex delivery
system to the top.
Complexity
of Roof:
Multiple levels and/or Dormers, cutup, walls, chimneys, and so on, all require more Flashing
and Labor.
Material
Selected:
the more complicated the system, the longer it
will take to install, the higher a contractors price will be. Systems that
require special tools and training are factors also.
Tear-Offs: if your old roof has to be removed and disposed of, the charge ranges in price. Multiple layers will drive up the cost because it's tearing several roofs off which takes longer to accomplish in order to get to the plywood base. There is also more waste material and trips to the dump.
Availability
of Materials:
does the contractor have access to the material
you have chosen or does it need to be special ordered?
Repairs
and Damages:
caused by water to decking, fascia and
structural supports that need to be repaired before the new roof can be
installed. All
time consuming and labor intensive.
Oil
Market:
Almost all roofing products are oil based, so
as the price of oil goes, so does the cost of roofing materials. Always up,
and they never seem to come down when oil prices do. Wonder Why? Prices can
and do change very quickly, sometimes within a week. We have to check current
pricing on a weekly basis in order to give the most accurate estimates
possible. For this reason we have a 30 day time limit on our bids in case
prices take a drastic change for the worse. Whenever possible we will honor
the estimate given.
Most Important: Never judge the value of various proposals by the lowest bid received. A low price can signal a lot of discrepancies and shortcomings in the reliability of the contractor.
