When will you start my job?
Most of the time we will have your job scheduled within 2-to-4 weeks after we receive your signed contract. There are many factors that are involved that could delay the process, we will keep you informed if this is the case.
What factors are involved in job delays?
Weather, previous job schedule changes, mechanical breakdowns, material availability, and crew health.
How long will the job take?
Most jobs can be done in 3-5 days. Depending on the size, complexity and steepness these are the main factors that affect the amount of time it takes. Once started, however, a job should not be interrupted for any reason other than weather.
Do you provide a written warranty?
Yes we do, most contractors have only a verbal warranty or a vague 3 or 4 line warranty printed on the contract. We spell out all of our obligations to you (the customer), on your contract that is signed by both the homeowner and Hill Country Roofing.
Will you need to drive in my yard?
We try to avoid driving in your yard if at all possible. We will only do so with the owners permission and only if it is dry. We take every precaution to leave your area intact.
Do I need to provide electricity?
Yes, we will need access to an electrical outlet for certain power tools.
Do I need to be home?
No, but we do need to have a way to communicate with you in case there is a problem or a change that needs to be made.
What about nails in my yard?
We have a magnet on wheels that we will roll all over the work area to pick up stray nails. We go over your area all during the roofing process, during clean-up and again before we leave.
Do you use felt paper?
Yes...we use 15 lb. felt paper which is made from a petroleum based product and creates a vapor barrier between the plywood and the shingles.
Will the roofing material be put in my yard?
Whenever possible we have the materials loaded on the roof ahead of time. If this not possible (due to steepness or access by conveyor truck) they will put on the ground as close to the house as possible, but out of the way. In most cases once the material has arrived we will be there within a day or two, if not the same day.
Do you clean out the gutters?
As a part of every job we clean out the gutters.
Do I get to keep the left over materials or have them deducted from the bill?
NO, we always try to make sure we have more than enough materials on the jobsite to complete the job. This way we can avoid the loss of time running back and forth chasing after items. We bid you a complete roof. If your roof is larger then we estimated due to steepness and we are short materials it costs you nothing extra.
Are there any hidden charges?
No, we bid you a complete job. After tear-off there may be some damage that could not be seen before hand. As you might understand, there will be extra charges to replace any and all rotten decking, fascia and flashing as needed to complete the roof to our standards.
I'm not having any problems. Why do I need to replace my roof?
An example would be a hailstorm took off granules from your shingles. The granules are the shingles protection from the ultra violet (UV) rays. The asphalt will breakdown if the granules are gone (kind of like a piece of fruit that has a mold spot on it), over time that spot will begin to grow. The breakdown of the asphalt causes curling or puffing of the shingles. A roof should be replaced after hail to prevent this from occurring. Excessively curled or puffed shingles will need to be torn off. Your roof is the cover to your home and your investment in that home.
My roof doesn't leak, why would I need a new one?
1. To increase the life of
your home and the valuables in it.
2. Protect your investment.
3. Preventative maintenance.
4. To stop minor issues from becoming major problems.
5. The shingles have reached the end of their useful life.
6. Decayed, missing, cracked or curled shingles.
Since my roof doesn't leak what should I look for?
1. Are the corners of your
shingles beginning to curl?
2. Does my roof have a flat appearance or is it wavy?
3. Does my roof have proper ventilation? Or any Ventilation?
4. Can you see rust on your metal roof flashing?
5. Is your roof missing shingles or can you see broken pieces?
(a.) Take a walk around the outside
of your home and look for particles in and around your bushes or grass,
maybe even
mulch or flower beds.
6. How many roofs are on the house? And for how long?
Is it always necessary to tear off existing shingles before reroofing?
There
are two options available for reroofing installations. one would be to tear off
the old roof before applying the new one (tear off). The second would to lay new
shingles over the existing roof (lay over). While the second choice is less
expensive of the two options, it is not necessarily always the best choice. There
are advantages to tearing off the old roof before installing the new one.
For
Example:
1. If there are defects in the roof deck they will be revealed when the roof is
torn off.
(a.) These defects could be repaired before applying the new
roof.
2. If condensation problems exist in the attic, they too will be revealed when
the roof is torn off.
(b.) Properly designed attic ventilation can then be
installed in order to help eliminate such problems.
3. Tearing off the old roof and starting with a clean deck before reroofing may
result in a smoother finished roof system.
If you do plan to reroof over existing shingles, first check if your local
building codes limit the number of roof layers that can be applied to a
residence in your area.
What
is a vapor barrier?
In simple terms, it is the petroleum based felt paper that is laid down on the plywood base before we shingle your roof and is perfect for preventing damage to the decking caused by moisture.
Do I need roof vents?
Yes! Every roof need vents to allow the hot air to escape the
attic. If you do not have enough ventilation in the attic the shingles will
not last the intended life cycle. They will bake from underneath and dry out
causing premature aging, cracking and curling.
An effective ventilation system will help:
1. Reduce attic heat build-up.
2. Reduce attic moisture and condensation.
Even if you feel you've had satisfactory ventilation performance with your old
roof for as long as 20 years, it might be necessary to add ventilation with your
new roof to meet the new standards and warranty requirements of your shingles. We install several different
kinds of ventilation systems per your request. If you are unsure as to what
system works best, please don't hesitate to ask, we will do our best to keep
you informed.
What is a laminated shingle?
A laminated shingle refers to a shingle that has two layers of fiberglass - reinforced asphalt laminated with a fiberglass base into a single unit. This single unit construction effectively seals out rain, sleet, snow, ice and wind without curling, rotting warping or losing tabs. The laminations process doubles the layers of shingle, giving your home's roof a thicker, more high-profile look than any ordinary shingle can. Other names for laminated shingles are dimensional shingles and architectural shingles. Heavy weight laminated shingles are a great replacement option for cedar shake roofs. Laminated shingles are U. L. Wind Resistant and Class "A" fire-rated. The impressive definition look enhances your homes appearance and value.
Do I have to have a yard
sign put out? We prefer to have
an
Hill Country Roofing sign put out on
